Fix and Flips are different, you are running more of a product based business and needs to be tracked a different way, that one is more of 2 hours a month/flip to make sure we are classifying it correctly and tracking it as a project.

Lessons Learned: Looking back, are there any lessons you wish you had learned earlier in your private lending career?

I'm pretty sure it was because when you turned on one of the hose bibs, water came gushing into the laundry room.

If the payment is considered a business expense, then obviously it doesn't make sense, but I'm not sure if the payment is a tax write off since 1, I don't have an LLC, and 2 bc I don't even know if an insurance payout qualifies as a write off expense.

My overall goal is to sell houses to learn the market and eventually start investing.

What I would really like is to meet a local agent or broker who deals primarily with RE investors, commercial or resi, and just spend a day shadowing you, seeing what the job involves, and learning.
