Hello in 2021 my partner and I bought an apartment in FL.The main purpose of the apartment was to invest our money to have it saved for our son to go to college.We have been renting this apartment to a family member who has been paying less than what we pay for mortgage and HOA,so we have been taking money out of pocket to cover expenses and so on.I decided that even thou the purpose of buying it was for college,I’ve had enough taking money out of my pocket to pay the HOA and expenses.My question is if I should sell this apartment or if it would be worthy in the long run to keep it and meanwhile just keep paying the HOA and expenses.Renting it to another person is not an option.

Im looking to buy multi family properties in TN. 

If it does not work I will likely try to buy it outright and a bit lower price and use Hard money.... 1 Bed / 2 Bath Condo about 900sq ft - Can NOT rent out unless owned for 3 yearsAsk: $225k (likely will try to contract for $215k) - place is in great shape.

Vinyl plank is likely more durable than laminate and you can take up a piece and replace it if needed (get some extra when you buy it).

Does anyone know if selling w/ 1031 buying new rental; then renting the new property for 2 years before moving into the property would avoid any capital gains taxes?

I would focus on buying your new house first if you have the down payment, then work on the rental.  

These are loans for people who don't live in the U.S. and they want to buy investment properties.

With buying a home for personal use, what are the best months of the year to purchase where the cost will be lower.
