I have been to several of these types of events and things change rapidly outside of the organized activities.

IMO the downside risk outweighs the upside potential.Doing a flip from a distance can be problematic but not impossible if organized correctly.

The benefits of putting your plan on paper are great, and include:1) Organizing your thoughts and goals2) Finding loopholes or areas you missed in your initial planning3) Provides a historical record of your original plan4) Forces you to gather more information through research, market analysis, etcYou specifically asked about marketing, which should be a section in your business plan.

Was a crawl space, house lifted and new full basement built,which is now sporting the hi efficient furnace,new ductwork and water heater.

Not that being organized isn't important but don't get too caught up in all the unimportant details.Always remember that the most important part of this whole thing called Wholesaling is FINDING DEALS.
