I'm leaning towards letting it roll over to the month-to-month because she has been good tenant other than the few late rents.Other than being late, she has been a good tenant, no damage to the unit in my walk through a few months ago to replace the furnace filter.

@Himanshu JainIt all depends on how aggressive the board is with rentals and it sounds like this Association sticks to the rules. 

We are looking for recommendations on a trustworthy exterminator and a contractor that can help with sealing the attic after extermination.Also, any tips on cleaning up the mess and replacing the contaminated insulation?

Hello to all-@Andrew Hall - Hi Andrew, sounds like a great plan you have put together.If you would like to work with a servicer on your seller financed properties plan, I would like an opportunity to talk with you. 

The seller tells me that the county will require an amount equal to 1.5 times the amount of a septic system replacement to be put into escrow in order to transfer title.  

I had them give me a bid for a house with a pier/beam foundation to replace some of the posts that were in disrepair.

I had to do a decent amount of work yes - I needed to overhaul the plumbing, stain the kitchen cabinets, replace vanities, install appliances, and redo a couple of doors and light fixtures.

I know this may sound dumb but any tips or tricks on how to figure that out would be great!
