My tenants were smart enough to read the required documentation and figured out that if they waited just a little bit longer to accept the offer, it would tick up to the payment triggered after they were tenants for two years.

I also think moving into properties to take advantage of the home loan options is smart.

Hmmm-otherwise, I could rent it out if I get lucky.Am I smart to do the FHA loan in a few months when I would otherwise have to start paying 1K/month for rent again (and pay higher mortgage payment and mortgage insurance), or am I better off waiting a year or so, and saving up for a 20% down payment on $400K rental property?

Wish I were smart enough to know exactly how to capitalize on it.
