Considering they seem to be the only type of home in my price range, just curious if this is a smart investment instead of renting?

Simply download or transfer the podcast directly to the device's internal drive or memory card and use a podcast app or if supported, the devices default player to listen to them.  

I tend to think that investors who leverage are smart and get moving fast, but I wouldn't describe the life they have chosen as financially free.

Until the crash make smart desicions stay fairly liquid and work harder than you ever have before.  

Do they have devices to keep young children out of cupboards, plugs to cover electrical outlets, safety gates, etc.

If you allow a homeowner or a non-licensed professional to complete the work, you are smart to have your inspector re-inspect (a fee is involved, check with your inspector).  

If I'm not mistaken I believe he was a RE Agent as well if that makes any diffrence.2nd.....Would it be smart to look at properties that the addministrator still lives in the home or for the ones that live away from rhe property?
