I have a couple rental properties and consider myself pretty handy in terms of installing flooring, minor electrical, painting, etc and I enjoy coordinating repairs and getting out there and meeting people that do this type of work.

The forced appreciation comes in here because rents were lagging the market at both properties, and we are also doing some small upgrades that drive rents, like replacing worn carpets with vinyl laminate wood-grain flooring rather than new carpets.

Last rental I followed my usual protocol of info overkill on a Craigslist ad: lots of pics including building exterior and window view, a drawn floor plan with dimensions, and lots of description and saying we credit check.
