Most of the time the courts in MA will ask you to seek mediation before allowing for an eviction.We’ve been able to get quite a few tenants out of our personal properties as well as for clients over the last year even with the moratorium.

That said, a commercial investor definitely needs two experts when seeking assets: (1) a hard-working, experienced commercial real estate agent that will spend their time beating the path to find the projects you seek; and (2) a highly responsive, knowledgeable commercial mortgage broker, whose credibility with his/her lender network instantly gives your loan request/project credibility just by association.

My point was that you may get responses saying X site is the best, Y site is the best but that only means that is what is the best for those people in the areas they seek tenants out.

Cash for keys will be the least painful and typically faster, but I will be doing a gut rehab and still need to provide 90 day notice with a no cause eviction and only because it won't be habitable during the remodel.
