My father was a GC and always brought me along on his jobs every weekend throughout my schooling "career" and I have learned a lot in terms of renovations so I am hoping that experience will help me to eventually get into the BRRRR method (I really need to get better at talking to people though) and build lasting relationships in the Clarksville TN area.

I'd like to think things will end up being better - less maintenance fees and less vacancy, but I'm trying to consider a reasonable worst case baring something like sewer problems.The town has a medical school, and students have a hard time finding places to rent - there's a crappy set of apartments near the school that rents a tiny 3BR for $800.

You can still find nice, basically move in ready 3 bedrooms in solid school districts/safe areas for less than $50k that rent for $850-$1100.

I was listening to the podcast today and Brandon mentioned that he bought a four-plex for his daughter when she was born on a 15-year mortgage. the idea is by the time she graduates high school she will have a property free and clear and can use the equity to keep investing or pay for college.
