Hey everyone,I am currently going through the scouting phase looking good neighborhoods and areas for potential in Salt Lake.

If I needed a Realtor, I'd rather find a newbie as I can teach them to do things my way, but if you're new and can't teach it would be better to find some old salt that's been around with experience.As to HML, it is purely terminology and where you are from.

The highway travel time can be highly variable due to rain and snow events or ice on the road (we use sand, not salt on the roads here).

I have been flipping homes for others off and on for the past 7 years in Salt Lake City, that has gone well and I have learned a lot we just sold our last flip and we will come out of it debt free and with $20,000 to put forward to our next project.

The other tenants want action, so I will pay a local company $450 to come in and spray, but it really wont do anything with that unit is utter distress.

What Insulation, spray or regular?

Don't get caught up in what market is the most popular or which website shows the best ROIs (though obviously some attention should be paid, but with a grain of salt until you see the calcs), find yourself a good provider and trust them to do their job well.

The line in the APOD states NOI, and any investor worth their salt should call me on including debt service in an NOI calculation.

Of course, this is only one man's opinion so please take it with a grain of salt. 

if you can, get the rent rolls and ALL LEASES for the past 2-3 years. i'd take the sellers numbers with a grain of salt....... also are the units separately metered?
