The place does come fully furnished but lots of things are outdated although functional.

Is there a search function I'm missing or is the only way to find old reports is by paging through a few at a time?

Cash flow is a function of NOI minus CapEx and Debt Service.

Then it's just a math function of how many projects you can do :)

If anybody did, I would assume TenantCloud since they have the most accounting functionality. 

The logistics of BRRRR are a little too daunting for us right now, having not built a very robust network (particularly in the way of contractors); we've had a hell of a time finding people to work on our own home, much less on a property we are on strict timelines for.
