If you want to learn your market, real estate values and contracts, and the lingo, I recommend you get your license and work under a broker with good training.

My second question is, I'm going to be trained by the realtor, but I'm also thinking of buying the bundle on C.A.R.S that teach you to close a deal from start to finish, has anyone tried these courses? 

Can you commute from a cheaper location via train?

The express train is less than 90 minutes to grand central. 

West Orange has a direct train to NYC (midtown direct), which makes it a desirable place to live for commuters. 

You wouldn't get the training of an EXP but it may be easier to fit into what you are looking for. 

They have a free seminar and  a 3 day training session for a few hundred dollars.

There's no substitute for driving markets, meeting with brokers and property managers and rigorous underwriting. 

These are professionals with additional training and a stricter code of ethics.
