I'll have to take a look at any deferred capital improvements - from what I understand, it's an older gentleman who is getting out of the business to retire with his earnings.An interesting aside, there was a realtor involved at one point, and they had it for sale at $200k+.

But if you plan for retirement, you have other income and you don't mind to be in the negative for a while because your property is located in the area where it is more like then not that the property will appreciate greatly by the time you are ready for retirement (And yes, there are still places like this in the country...) then long term equity is more important....But then those are my thoughts. - I might be wrong.
