I want my pro forma to be conservative, but traditionally I reflect modest appreciation in my pro formas.

As I spent time reflecting on the actions and activities that led me to that meeting, I realized “Acting as if” played a significant role.

After you accumulate knowledge and practice enough to the point it's easier for you to accomplish your tasks than to fail them, reflect on what you learned by networking with other like-minded people (on this forum especially).

If one is using hardwood trim and the other is using pine trim that will reflect in the estimate and will create a skewed comparison.

Use the time to reflect on your place, maybe do a deep clean or a small remodel?

The lessons in that book reflect so much of life--even investing, if you look deeply enough.

Of course, I know of some listing agents who probably don't submit all offers, as many listing agents believe a low offer is a negative reflection on them.

For a larger profit both cash flow and capital appreciation, the investor must lease to non credit tenants who have little market power and will pay a return reflecting a much higher cap rate.

And when you can't have a property inspected, your offer reflects that, or should.When I purchased home that were 15 or so years old, many times I would plan on replacing equipment.
