I started calling agents in Dallas today and the 2 agents I spoke to both wanted me to sign a work agreement, meaning I will have to pick solely 1 person to work with. 

So an example, say I have an excellent plan, have met with professionals picked brains, learned about my local markets, and the properties, would it be difficult for me to seek financing from investors, having no experience?

Not sure about your area, but I don't have a list of subcontractors that will pick up the phone and snap to it within a reasonable time to give an estimate.

and whatever documents they provide will help confirm hopefully what you already know or if they don't you should be able to pick apart why they don't.

But with so much uncertainty right now, knowing your market is your best advantage, so you can pick the right properties to carry you through to the other side.
