Can someone give some advice on how using private money for a down-payment combined with Bank financing for the rest may work.

Either education or experience or any combination of both can get you toward that goal. 

I can get basic screening results for combined report of eviction, criminal and credit in less than a day from the online screening company I use.

For cap ex should we have a combined savings to save into or just honor system?

This has worked very well and it is rare that these tenants pay late or call us with issues.  

Occasionally we will get some crazy items returned on an inspection that we will balk at, but for the most part I would say that inspections catch rather mundane items and are usually easy to correct.They should always be encouraging you to get one, they should help to get a full inspection done even with a resident in place and they should be willing to fix most items within reason as rarely are there any crazy items that come up.  

I think it would be rare where a digital copy wouldn't be found acceptable in court, especially if you have email correspondence with the file attached.  

A lender accelerating a loan that is current over a due on sale clause would be rare. 

Very rare in my experience, but possible.
