Then half of those don't probably don't make sense ROI wise for most people, and maybe 1/2 of what's left you can rule out due to location or some other factor.#4 While I am sure there are plenty of people that do it, the worst situations I see are investing with friends. 

They don't appear to employ real people in their customer service dept and I don't have the patience for Bots.....2.

We're passionate about taking care of peoples investment properties as if they were our own.

Hey @Michael Jessie,Something that I haven't seen many people do, but it's so efficient on the disposition side of my business, is to network and connect with active agents in the area.

Are there industries in the area that will bring people and jobs? 

Secondly, getting involved and getting around people actually doing deals that you can bounce situations off of will help tremendously as you're on this journey.

The problem is people go for appreciation only with no cashflow and then have to wait to sell.

I've heard of people selling loans with guarantees, but I haven't been involved with one myself, nor do I know anyone who exercised the option.

You wouldn't believe the kind of people that responded to that letter.
