DPA has been very tough to use the past few years....just way too much competition that isn't using it in the sub $300K range.With that said the market has shifted some the past 2-3-4 months and maybe a seller would accept it if they don't have other offers.I would just be prepared to make several offers and not get your heart set on one particular house. 

They scraped the site in preparation for the form boards.Its a little hard to see, but the tree guys missed one stump. 

Definitely speak with your tax preparer. 

@Trevor Marvin You can actually leave your options open by properly preparing the purchase and sale agreement...Where you identify the Buyer: [Individual name] and/or an LLC to be formed for the purpose of this acquisition

If you're at a family function or you're asleep or out on a fishing trip on the water or doing anything else that takes you away from your phone, these 3rd party options will allow you to have prepared messages to handle a multitude of inquiries or timed instructions to different steps in the renting process.

Not only are they not cheap, they sell the same lead to 3-4 agents at the same time.If you're going down that road, be prepared to respond to each lead within seconds, not minutes, because your competition will do the same, and you don't want to be the 4th agent calling.
