What made you interested in investing in this type of deal?

Based on the popularity of the post, I thought it might be worth posting an update, especially because the outcome is quite ironic!

However if you are in  a beach or warm market, leather might be not be popular.

It sounds like you may have a reason for citing that number, I'd recommend that you work on articulating what the real underlying reason is.I have found that entry level housing, the type that attracts families that are moving up from apartments, leads to great long term tenants.

I strongly believe that we can charge more (looking into other similar types of rural event businesses).Booked solid every weekend for 9-10 months out of the year for events and is currently showing bookings through 2025.

Keeping some type of emergency fund is important to have a buffer.

Perhaps it is not a deal with great cash flow, but you are breaking even and you know that the property you are buying is going to appreciate because the market is on fire, and with that type of growth, rents will go up in the future. 

They are not horrible tenants I don't mind them at all, they have been there about 2.5 years.I am not the type of landlord to stay out of this because I truly care about the damage and frustration this is causing for my other tenant. 

Contrary to popular belief, the customer is not always right. 

This white grout that is stained just isnt going to do it.. and im not the type to squeegee my shower with 2 teens and a husband or id just try to fix it.
