Let me give you an example of how these deals are structured:Seller wants to sell their property, but for various reasons (including cap gains taxes, low ball offers from cash buyers) they prefer to seller-finance their property instead.

Personally if someone breaches a contract with me I will often go after them.

This will allow you to keep your personal name of the articles of organization.  

I would stay personally liable for the mortgage. 

Prefer a DSCR program.Any recommendations?

If so, that is the easiest-just say you had a number of applicants and you've rented it to another person. 

I do not have any LLC, was thinking to close in my personal name.

Should still have about $175k in capital on hand after adding what we will personally save from our budget during this time frame also.
