With that type of experience, I might target a fix/flip or HML that has experience triggers keeping your costs low and maybe even something like deferred interest payments or bundled fees.

Most of the cash-on-cash returns I'm seeing when calculating even modest management fees and repair/reserve stowaways seem to be consistently in the 4-6% range for COC, and that's assuming no big surprise expenses that affect cashflow. 3b) Even 50 miles outside of Atlanta like Dawsonville, Cumming, Matt areas are expensive for a modest home in areas that have room to grow and don't suffer from being a food desert (you know what areas of the city and metro area I'm talking about).

As a PM, I would be worried if a new owner did not ask me at least some of the following:- Company Specifics: first question should be are they licensed (how many properties do you manage, what type/class of properties do you manage, how many property managers on the team, how many years have they been in operation)- Pricing (what is the cost to manage the property (ies), is there a leasing fee (commission structure), is there an onboarding fee, is there an early termination cost, are there ad-hoc costs for maintenance, tenant screening, or miscellaneous costs - such as to appear in court if you have an eviction)- Service offerings (do you have a maintenance team, do you come equipped with a list of contractors/vendors, do you offer the software and portal access for tenants/owners, etc.)- Financial Services (you (owner) should think about what you want the PM to handle, if it is everything from paying bills to insurance procurement to P&L statements then ask that, if you don't want the PM so heavily involved in financials and just more on the surface level of the operations of the property then that is okay too!

Like most others, I am using HML to fund projects: they charge more interest than PM, they charge lender fees and origination points.

I have been amazed by how much community owners will ask for parks that are posted for sale.We had a community for sale in Orem Utah, about 200 spaces asking $40,000,000.It is not unusual to see Parks that are right in the middle of the city asking $100,000 per space but that would mean CAP rates are down to the sub 5's.
