@Cristian Aviles-Morales, per your Report, have you really found a lender who'll loan you 100% ARV?

Ever thought about renting out the apartment (or similar in different locations where it suits better) per room to students or expats/working people? 

Also 3k for an add on room, That must be a big room . 200 per sq with materiel installed  is what you should pay, no more. , DO NOT return the SD, 

I just can't justify paying more per unit for a duplex than I would for the rental equivalent single family property. 

But in my Austin suburb, the average price per square foot is $127, My big house was appraised at $94, then when the value of the little house was added, the overall price per square foot went down to $84.

As for hard money lending, it seems like the rates are generally higher than a 2nd mortgage's rates would be by a couple percent or more.

I usually have one tenant policy per unit, usually the via the principal tenant on the lease.

End result it seems we are getting the upset price of 236k, so not a total disaster , but still a far cry away from the 100k per year NET I would be getting or sales price of 600k or more.   

Portland has a pretty strict code for airbnbs in residential zones, requiring a long term resident to live there for 275 days per year.
