In fact, the site is only updated once or twice per day, I believe, so properties often show up after they are under contract.Btw, James Vermillion -- you always have awesome and patient responses to the newbies!!!

My advice is to look all over Texas and be patient to find a really nice one at a low price. 

Maybe I need to keep it going the way I already am and be patient until I have a solid amount of funds myself and a more proven track record.

@Michael Brown you can definitely do well in the near western suburbs if you are patient.

Plus they are very slow to respond and hard to deal with so you have to be somewhat patient and hope for the best and expect the worst when dealing with HUD, Fannie Mae and VA deals.

Be patient.

I have to stay patient and realize that I'm starting small before jumping into something like that it seems.

Luckily I had gracious and patient tenants.These policies used to be pitched heavily by real estate agents trying to get their client's offer accepted in a competitive environment (mid 2000's anyone?).
