I have also seen many "investors: on there offering services in response to other posts.Check you local newspaper and TV station sites, we have some that have chat.School systems are on line and paraents post about the PTA with contact info.Any local organization,churches, non-profits, even businesses may have bulletin boards.I'm outta ammo, I'm technologically deficient, so I'm not that familiar with this stuff, but it's what I have seen.

This way, while we won't get calls from every person driving by who is just curious about the listing (those people will wait until it's for sale, we will get calls from those who may be very serious about potentially buying the property.For example, it's not uncommon to get calls on our "Coming Soon" signs from neighbors (who have friends looking for houses), from neighbors who are renting and may be looking in the subdivision, from agents who have qualified buyers looking in the neighborhood and want to know when to expect the listing, etc.In general, the traffic we get from our "Coming Soon" signs is much more qualified than the typical calls we get from drive-by buyers who see the "For Sale" signs.Now, that said, I try not to actually show the property before it's completed.

Kevin is correct on the income limits.I - ahem - have a friend who is above the $150k income limit and can't get any benefit from filing a paper loss on his real estate.So, tweak the depreciation (and amortization of start up and organization costs) to give you zero profit, but not negative.

It shows everything from traffic tickets up and goes back many many years.I've found just asking for their full name while doing the phone screening is an effective screening tool by itself.By the way, is this you?
