It really feels like I'm part of a community than just another contributor on anonymous online forum . . .But I've been crunching a few numbers and feel there may be better opportunities in western MA, specifically in Hampden County including places such as Holyoke and possibly Springfield.

I have some property management opportunities underway to help generate some cash flow on a steady basis, plan to act as an agent for some additional cash flow, and also have an interest in flipping homes. 

There is always property to flip or build around the area and if you would like more info on the market or investment opportunities let me know.

Just jump in and give it a try, worth thing that could happen is you make a mistake, but at least ya had the opportunity to make one. 

In your experience, when large companies layoff a large number of employees, does this create a window of opportunity for investors to "buy low" for real estate in the immediate area? 

If you wanted to flip, I might suggest some of the surrounding areas to look for those opportunities, but again, finding deals takes some work.

My concern is that I don't know what I don't know.. ie: spotting value add opportunities, where the park has been mismanaged, etc..The listed expense ratio is just over 41% which I thought seemed high.

I have a strong desire to learn as much as possible about all aspects of RE, which is why I have taken the opportunity to work with my Uncle as a mentor, as he is an appraiser and RE investor.
