Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

It costs more then are old oil on demand heater but the one advantage is it delivers hot water more consistently.If you don't need an electric upgrade I would price it out.  

Course creators aim to deliver about 10X the value on their courses - i.e. give $1,000 of value for $100.

@Mikael Winkler If the lender is paid all in the back end it would be the principal plus the interest just as you would if you made payments every month, its just delivered in a lump sum.I.E. 

Thereby giving the buyer the option if they want the property delivered vacant.

They are honest in saying what they do and then they deliver on it. 

I think he is an incredible man, and I wouldn't be able to deliver the same service, or have the same success without him, and having the level of respect that I do for him, I can't imagine him not being a partner.

You could drive for uber, deliver food with doordash, get a dog-walking business, wholesale properties, get a job as a home-based caller or IT tech, and so many more things to increase earnings.To summarize, I recommend you focus on increasing earnings, paying off the debt, and then investing from a position of financial strength.
