It is your intent and how you can demonstrate that intent.If you buy a property primarily to resell (sort of like you're doing or as a traditional fix n flip) then you cannot do a 1031.

You sound exactly like what I did I n Dallas, Texas. 

For me, back n 2013, I was working at one of the worst companies to work for in the United States (literally, ranked for this).

(Builder grade, hospitality grade, etc...)To help avoid disappointments like this, it's best to know what you want and spec what you want upfront, such as Moen Faucet p/n xxxx, American Standard water closet p/n xxxxx set on a bed of mortar with a new wax seal and a new water supply valve kit and escutcheon, etc...

@George IlievGoing thru the class is great but if you are not going to pursuit being n agent it can get expensive with the fees you pay.

It is hard to believe that a state with massive wealth, silicon valley, Hollywood, Los Angeles, San Francisco, etc., can tax so much and be so broke.
