There is no exact science to that or we would never over-build.

There was a 1950s mid-century modern there.

Knocking out and installing cabinets isn't rocket science.

I suppose if I wanted to move into the modern age I would probably use QuickBooks by Intuit. 

Modern construction of Multi-family generally has a water and electric meter per unit.

It's definitely not an exact science, so it's hard to be confident that the number you come up with from your comps is accurate.

I think that modern electrical code wants the dishwasher to be on its own circuit... you're not supposed to tap the circuit that serves the countertop outlet to the left of the stove, because that should be one of the two 20 A kitchen circuits.
