I would not send a letter I would call or find someone on LinkedIn Thank you for that advice I have found that one of the Owners (maybe a partner GP/LP) is involved with a property management company in the area.

We managed to make a friend or two along the way.

Investing locally you can self manage.

Honestly, having a great management company is also very important and can help mitigate any potential problems that might otherwise creep up.
