The new 200 unit building and the decrease in enrollment would be two major concerns. 

The Kilz type products help, but don't ever seem to completely eliminate the odor.  

Majority of my leads come Zillow and Craigslist.

Unfortunately that is one of the major problems with parking cash as dead equity.

My main issue as of now is to find a lender who has products to fit my needs as close as they can so I can begin my journey as a real estate investor earning passive income and providing great homes for my tenants.

Be careful to not use owner occupied products/programs for investor properties.  

I would have no experience dealing with such a major repair.

Did they need major repairs, minor repairs, or were they recently renovated?
