It is fully rented, I am inheriting tenants (I know...), but I am not too worried about that for a few different reasons. 

The cash is from an inheritance).

Just handled two houses who had long term tenants with way too many cats (I inherited tenants from former owner).

Our only tenant headaches come from inherited tenants.

Its a mobile home that was inherited and the title is not in the executors name what has to be done for that to be transferred into the buyers name?  

The person in charge of the estate does not know much about the house, they just inherited it.

He also offered the option of giving him an "Advisor's Fee", rather than a 3% commission per property, if we were to want to handle the purchase ourselves straight with the title company/closing agent, so as to keep our costs down.We've been working hard on this deal for the last two days, meeting with bankers, our real estate agent, viewing properties, meeting with the management company we could potentially inherit, following up with the owner, and we have a few more meetings lined up in the next couple of days. 

Don't want to buy something cheap and then inherit 300K in liens. 

I would also like 2 MFH in the next 12 months and seeing that she just got an inheritance and wants to invest makes me think she would make sense to partner with.So, in this theoretical partnership, I would be finding the deal and getting the financing. 

Also I inherited these tenants when I bought the property last week and for loan purposes I need to occupy one of the units.
