I highly advise against it unless you are 100% certain you are able to do this legally.     

@Wiley Strahan in terms of strategy - if you have partners or intend to raise private capital then you should seek legal counsel sooner than later. 

I checked the online forms here and the materials seems more relevant to US rentals. 

I would consider small gradual price drops to allow the listing to get the attention of your potential buyers online.

My question is would you suggest online classes or a class room setting for learning and preparing for the test?

Suffolk county has some great two family homes as well as homes with legal apartments attached.
