It was my learning tool - I bought it in 2006 and lived there until Fall 2017 when I moved to Topeka - still have it as a rental - I have more into it than it was worth but it was where I learned how to do different areas of construction from bathroom remodel, plumbing, sprinkler system, landscaping, 33 yard driveway/patio, deck with trex, fancy spindles, 4" 1" thick oak woodwork, opening up walls, designing a kitchen, lighting system etc. 

The weed one is what you will pay to keep the weeds and pine needles up, like a landscaper. 

Aside from the landscaping being terrible, the paint colors atrocious and some other minor cosmetic issues it was a great find.

Most of my clients are doing little things to make it rent-ready, like maybe updating electric when adding a pool heater, changing pool to salt systems for less maintenance, landscaping, paint while decorating, etc. . .

Still worth reading in my opinion, as long as you know the seller financing landscape is completely different now from a regulatory perspective.

Sure the vacancies are higher, and I don't have any new landscaping in the low rent multi-families.

That includes the typical stuff like a full paint job, replacing all of the flooring, replacing kitchen counter-tops with low-grade stuff, making various minor plumbing repairs, minor electrical repairs, replacing a door or two, landscaping, and stove and dish-washer.

For example I used to have a landscaping construction and maintenance company, and they gave me about a dozen different data points for each neighbourhood in Calgary, things like income, number of homes, rental vs home owners, that type of thing.
