I also think many buildings I view are super outdated and I view the landlords as just milking the buildings and not putting money back into them so I view it as buying someone's else problem.

In many places that would be grounds for a tenant to break a lease and get their deposit back.

I have asked for my money back ( the 15 k ).

Analysis paralysis, natural aversion to risk, but want to break myself of that cage.I also try to always do everything on my own, no mentors, help, partners, etc, so that has also held me back. 

I could theoretically get my money and rehab costs back in ~ 1 year assuming it rents for $1500 per month (current market rate).  

They tried passing it back in 2018 but failed and now they've renamed it and are trying it again.The numbers and landlord laws out here made sense then, and they still do today.

Enjoy them when they do but get back to work on those base hits.

Commercial Appraiser NJ Hi @Adam EckhoffPersonally I would put 5% down on a 4plex and house hack that for a year. then use the remaining $$ you have to buy strictly a SFR preferable with a back house.
