You need common sense, & you need to do your homework, plus get support where you need it (legal etc.)Keep at it, you will be rewarded.

We currently have tenants (a couple with three kids) who paid a full year rent up-front in addition to one month Security deposit - $1150 x 13 = $14950 cashier check when signing the lease.
