I have buddies that use appfolio and love it, but I can’t justify the cost being this small.

I'm guessing you looked at other listings/comparable homes that were already up in the market but what exactly did you look for and how did you justify the transition. 

The other one is expenses are at 40%, which seems justifiable with new construction, but maybe run your numbers with 50% expenses and higher vacancy to see if you could weather that storm.

If you have to justify it, you’re going to have a hard time doing it.

I suppose that it would be kind of hard to justify phone and internet costs when there is limited due diligence and processing involved.

Kyle, you can continue to try to justify this any way you want but the bottom line is:By contract you were required to deliver the house in the Same condition at closing as it was at contract execution, Period.

For a flip it would be much harder to justify as the system would be purchased all cash rather than financed (by the solar company at least).
