The purpose of the Cap rate is to provide the market a comparative figure to closed sales for given property type, in a specific  location, at given point in time.

Good to know about the major hotel chains looking to get into extended stay more so.I've been keeping a close eye on local STR vacancy, rates, etc. and will continue to monitor.Obviously the market could be very different in 12-months time so who knows, maybe there will be a different strategy to consider at that point in time.

I'm not intimately familiar with the Salisbury market (Go Gulls!)

It took a week to untangle and I lost a good tenant because I couldn't get into their report in time.  

The angle I was coming from was more of the is the juice worth the squeeze to self manage or should I take a slight monetary loss for a potentially large gain in time. 

There are no houses really in Cheshire but nearby towns are Gallipolis, OH Middleport OH Lakin WV Point Pleasant WV Henderson WV or anything south of Athens OH.

We're considering renting a condo in the community but would prefer not to deal with the above if stuff like that is actually going on there.We spoke with the listing agent for the condo we're considering and she says she hasn't heard anything like this and at least the immediate neighbors to the unit we're interested in are "pleasant" and past tenants/owners haven't complained about anything like this.Would appreciate any information anyone has for anyone who might be familiar with this community.TIA!
