That is why I said just read all the threads going back as long as you can as there will be things you never imagined I hate to use the old knowledge is power, but I can tell you that ignorance is not Bliss when it comes to short term rental

This is how I have start relationships with most of these professionals.I am currently looking for some kind  folk who are knowledgeable and whiling to help a young guy as ignorant as myself.

I pay $20/mo per property to Avalara to handle my occupancy taxes, which is beyond worth the expense.Other expenses that typically get passed on to guests are local occupancy taxes and cleaning fees, so if you're just using rental rates for your income then you can ignore these, as they're a wash.

I always like to point out on these threads that there is a whole other side of the Rockies that gets somewhat ignored... beautiful places and better weather!

Of course, I only have 11 years of experience with hundreds of rentals so maybe these guys know something I don't.If you let them pay late, you are training them to ignore any other rules you establish.

Mold is not something to ignore, as it will only worsen in time.

I'll leave another letter as stated above, but I fear it will either not be read or ignored again. 

Current owners have ignored a ton of maintenance issues, to include the mold.

@James R adunaYou're ignoring the warning raised in multiple answers to your question: the starting point is to determine whether you can benefit from it at all. 

Maybe they ignore medical debt.
