From the day I filied I got a court date 2.5 weeks later.For anything other then non payment it can be longer as there are many factors that come into play and things can get tricky, but for non payment it isw pretty straightforward.YOu will meet with a mediator before going in front of the Judge and if tenant cannot prove rent was paid you will win the judgement.

You should be able to refi it for 560k and pay off your existing note plus leave yourself with 360k to play with.Not sure what the best options in Texas are so I can't really help you there.

It used to be if you were w-2 and you had a side business many times lenders wouldn't know or consider the side business that might be producing a slight loss, but now they want tax returns on most borrowers and thus the side business comes in to play.
