Does anyone have a recommendation for a homeowner's insurance company for a house flip?

We have done a pre foreclosure list before and reached out to the home owners on it, and it wasn't as easy as we originally thought.

Can I still step in an attempt to help the homeowner avoid foreclosure or do I need to wait for the auction process?

Is it better to roll your taxes and insurance into your cash out refi loan or just pay them separately?

My insurance company probably won't be willing to insure it right away because of the tree branch dragging on the roof, etc.

At least State Farm will insure the Detroit property.  ;-)
