I would recommend talking to a marketing rep or someone in the company and see if they can do a limited title search for free or something similar (I am in AZ so I am sure it is different where you are) I know down here we charged $65 for a full title search and most people just want to know if there are any liens etc.

I have 5 turnovers coming up in one week in August, the first 3 on the same day so we are allowing a little more time there and hiring help which we normally don't do with just one apartment turning over.Also, do you have any pictures from when the house was empty last time?  

I have contacted the licensing board 3 times as well as my local building code office, and each time I have been informed that you the owner, regardless of whether you are hiring a GC, MUST have a contractor's license. 

Anyone know of someone or has any tips when hiring someone to work on your flip? 

Personally, if I were you, I would hire a tax professional and let him/her deal with it for you.  

I also have a friend who inherited almost $40,000,000 and ran through it in 10 years by partnering with people he should not have trusted.You can also hire consultants (like me) to bring you up to speed in areas you can understand but lack experience, knowledge, or expertise in.

The listing agent (the one who put the property on that website) is hired by the seller and has the seller's best interests at heart. 

My rep creates an invoice, calls me with a price, and I pay with a credit card over the phone.
