They’ve only been building high end homes the last 15 years or so in most places so we have a massive shortage of starter homes and homes under the median price to rent and buy.

I definitely wouldn't go high end, but I would pay a bit more for solid cabinets.

I recommend checking with an investor-friendly lender that you won't issues with obtaining a loan on your 3rd and 4th purchase because your DTI (debt-to-income) ratio may become too high. 

I highly recommend local meetups, as you can meet other investors who have already gone through the wins and losses.

Seems like you buy a $250,000 house, put $50,000 into it and end up with a $300,000 house ready to rent, but tough to value add.
