do not get carried away, play conservative on your first deal, leave some room for error.3) Find a qualified and experienced contractor, do not settle for cheapest, you want experience here, because their is a significant administrative burden not only paperwork, proper formatting, but also financial constraint on the contractor as these sometimes have $0 prepayment to contractor.

So last week I attended a real estate forecast put on by one of the local real estate investment groups.I was a little apprehensive going to the event because I knew I was a newbie and so did everyone else in the room when they saw the glazed over look I had in my eyes as I surveyed the crowd in hopes of finding a welcoming place to sit.

I'd try to get it for 145K and have them pay 3K CC, but I saw what they paid- so you may be stuck where you are at because they can't bring money to the table.I would add granite, backsplash and laminate to living room where carpet it...do it right away so you can enjoy it.

As such though i planned on targeting duplex properties I will need to focus on houses that are zoned for single homes but have finished basements, in law suites, etc to accommodate more easily setting the home up with room mates.
