In that case a portfolio or commercial lender might be your only option right now.In the future I strongly recommend you arrange for the Refinance loan prior to purchasing the property.  

Since this is ultimately what I want to have for the future.

Are you looking for immediate cash flow, cash flow in the future or equity/appreciation?

It diversifies you (personally), gives you some multifamily experience (for a future syndication), and a 10-12 unit property doesn’t have to be a massive time-sink (ie distraction).

I'm slacking up a bit on my business, but after giving it 110% for over a decade, it feels good to not really care about future growth of it, but rather just servicing the good customers I have. 

hello future friends,Me and my partner have started our journey in real estate investing and we have come across what looks like a great potential cash flowing property.

I generally have done most repairs personally on reno's, but looking to start a relationship with a handyman or contractor to work on this house and more in the future.

Network and hopefully in the future be a guest at the bigger pockets podcast and Inspire others like you guys do it on a daily basis. 

Also located near a local university so should have plenty of future tenants.
