Even as an AirBNB in this rate environment, I don't think I could stomach a 9.375% loan with $24,000 in closing costs.

Does it make sense to buy now, given the current rates/ economic environment? 

Having the relationships with the folks that you need on your side is another kettle of fish.

We are doing as much research as possible on the property market and legal environment, have a realtor and lawyer assigned to us.

What advice would you give to someone who is looking to rehab for the first time in the current environment to be successful?

Everyone is winning in the current economic environment it seems like, but for how long? 

For me, I was leaving a very structured environment and was not interested in joining a team where there was a lot of bureaucracy and competition.

Existing housing stock is going to continue to trade up as it works it's way within a parity with new unit offerings, because that's what's driving this price rise in existing unit sales, because we are in a shortage environment and people need roofs over there heads. 

We are still in a historically low environment but I understand the concern.
