Is DSCR refinances the best option if I can not find a local credit union/bank to work with me on these cash out refi's? 

I've done research in finding and analyzing properties so I feel somewhat comfortable in that regard.Here is a sample scenario below of a real property I've done some analysis on.

So like the majority of investors right now, it has hard for me to find cash flowing rentals due to appreciation + high interest rates. 

Can you find a market 1-2 hours away instead of 6 hours away?
