The "deed was signed over to the trust" sounds like a quit claim deed was filed.

Not in AZ, the timelines are quick, but you will post a 3 day notice after foreclosure sale.

I am trying to file a Form 3115 to change accounting method on a rental house I sold in 2015 (I only took half the depreciation I was entitled to, and I would now like to claim the rest as a Section 481A adjustment on my Schedule E).

In Illinois for example, you can recover attorney's fees, but you only have 1 year to file a claim from the date of closing/possession, whichever is earlier. 

It 'becomes' a second when filed - - because of the date of filing and nothing specific about the deed wording itself.
