I have a buyer coming Wednesday interested in it for 80 but my realtor told me she has a guy she can pitch at for 100 if i gave her 6% percent.. i told her if she can do that then i will pay her 10 to really get her going for me.. i just want to thank biggerpocket's for all the education and help..

I would add maintenance, reserves, and insurance to your expenses and factor a percent for vacancy to get an accurate picture of your cash-flow.

$2,000 for rent seems a bit generous at first blush unless this is multiple units, also I'm not an expert on taxes in Prescott but half a percent of purchase price and a quarter percent of ARV doesn't seem like it would be accurate.
