What are closing cost fee roughly in Milwaukee when buying a investment property.All and any feedback would be appreciated. 

We have a damage waiver where guests pay us a fee in lieu of security deposit and we cover the owner for accidental damages. 

Is it worth it to you to just pay a wholesaler their 10-$20k fee or do you want to spend months trying to learn something and focusing your time and effort into a new skillset while neglecting something you have proven experience in?

There are a lot of factors to consider when get a cost seg study to determine if the benefits outweigh the costs.

I am not factoring appreciation in my numbers as feel prices may stagnate for a while.

Other factors to consider are management and maintenance.

Currently I use Vanguard which has the lowest fees, but they don't allow 401k loans.

They are seasonal and their price tag is so high, along with HOA fees, they are not going to give you the cash flow you are wanting.
