Hire an agent.But don't just hire any agent....hire a good agent.

All and all its about knowing your target clientele and catering to them.With your comment about the insurance agents, we had a 3 month stay becuase someone had issues with their plumbing in their own home.

I think I spent like 400 setting mine up on Legal Zoom and then I pay a yearly registered agent fee of like 150/200 and then I pay a yearly fee to the state of like 100 bucks. 

This includes a reliable real estate agent who uncovers good deals and connects you with experienced property managers, contractors, and lenders, ensuring a smooth experience.

I understand the odds of collecting are very low, but once in a while, it seems like a tenant will pay if they need a house loan.If you also know a good collection agent, pls feel free to PM me.

As for a potential risk,  Flood insurance is an ever evolving risk, consult with a good insurance agent on the ins and outs of flood.
